Feature sheets and brochures are a total waste of time, trees and ink. When a buyer is a buyer not just a fridge kicker they will roll up their sleeves get on their knees and measure the home themselves. The lack of a feature sheet gives the agent another tool in measuring how serious the buyer is. How many times in the past have I left my open house only to stumble over feature sheet tossed into the wind down the street. Brochures don't sell cars, test drives do.....why would some measurements of a room or brilliant wording of how nice the kitchen is matter. If they get that warm fuzzy feeling about the home, they will react and put an offer on paper. Believe me they know if the couch fits.
